Rexford Industrial Realty, Inc. (NYSE: REXR), the Southern California warehouse landlord, closed at $36.28 on October 22, 2026, then reported flat Core FFO and a small guidance raise after the bell. REIT investor Mr Neutral Man argues the stock buys infill industrial space at about $230 a Square foot and could draw a buyer such as Blackstone or Prologis. Our rough math puts the implied value near $239 a Square foot, close to the $226 that an EQT Real Estate affiliate paid for 22 Rexford buildings in September, while cash rents on new leases are still falling.

Is REXR a good bet right now?
It is a bet that private buyers value Southern California warehouses above where the stock trades. The September portfolio sale and the buybacks show management acting on that gap.
The risk is that the gap is small. By our math the stock implies roughly the same price per foot that EQT paid, and rents in parts of the market are still resetting lower.
Why are investors bullish on Rexford Industrial?
- Private-market marks. A large buyer paid about $226 a Square foot for 5.2 million Square feet in September.
- Buying back stock. Rexford Industrial bought back about 5% of its shares in the quarter and after, using sale proceeds.
- Occupancy turn. Same property occupancy ended Q3 at 96.9%, up 200 basis points from June 30, 2026.
- Demand. CEO Laura Clark said infill Southern California fundamentals "continue to improve" in the Q3 release.
Who's making this call and why?
Mr Neutral Man, who calls himself the "Howard Marks of REITs," buys real estate in the public markets at discounts to private prices. On October 22, replying to a SoCal industrial broker about the work of owning property directly, he wrote: "Buying $REXR at $230/sqft solves this problem."
In a follow-up he added: "Good chance this gets bought out by Blackstone or Prologis once it starts inflecting IMO." He has been long since at least October 12.
Track record. Mr Neutral Man is not yet scored at 180 days in our tracking. His August 4 call on another REIT trailed the S&P 500 by 3.1 points at 30 days. See the scoreboard.
Other supporters:
- Jussi Askola, CFA, argued on March 4 that collapsing construction starts set up CPT and REXR: "Undersupply typically means rising occupancy and accelerating rent growth." That call trailed the S&P 500 by 13.1 points at 180 days.
- REIT Bros., a small REIT income account, wrote on September 15: "A daily close above $39.50 would confirm the breakout." REXR has not closed above $39.50 since.
Who disagrees?
We found no detailed public short case on X. The pushback is in Rexford Industrial's own numbers:
- Cash rents. New leases signed in Q3 were 7.0% below prior cash rents, and total cash spreads were down 3.0%.
- Same property income. Same property NOI fell 2.6% and cash NOI fell 1.1%.
- Write-downs. Rexford booked $703.4 million of real estate impairments in the first nine months of 2026, tied to shorter holding periods for assets it plans to sell.
- Thin discount. At about $239 a Square foot, the stock sits slightly above the $226 EQT paid, though the sold buildings may differ in quality.
- Takeout talk is a view. No bidder has been reported, and the Blackstone or Prologis idea is Mr Neutral Man's opinion.
What are the key facts to verify?
- The Q3 2026 release for Core FFO, guidance, leasing spreads, buybacks and debt.
- The Q3 supplemental for 44,469,043 Square feet, 222,935,580 shares and units, $173.25 million of preferred equity and $2,362.7 million of net debt.
- Our math: at $36.28, those figures give an enterprise value of about $10.62 billion, or about $239 a Square foot, before any credit for land, loans or construction in progress.
What would prove it right or wrong?
Right: cash re-leasing spreads turn positive, same property NOI grows in 2027, more assets sell near or above $226 a Square foot, or a buyer bids for Rexford Industrial.
Wrong: cash rents keep falling, more impairments follow, and the gap between REXR and private values stays near zero, leaving no discount to close.
